Pre Purchase Handover Reports for New Houses
A handover report is a comprehensive inspection report specifically focused on defects and/or substandard work that may or may not comply with the building code. It is a pre purchase report conducted prior to the purchaser taking possession of a new home and is an overall report where we are looking to ensure that the property is complete and ready for the new purchasers to take up residence.
As an independent party, Reports Direct works for you (the purchaser) to identify any defects and/or incomplete finishes. Handover inspections highlight minor defects and imperfections as well as general building defects, and any poor workmanship.
What a Pre Purchase Report Includes
These items are inspected when a handover report is conducted:
- The properties access
- The sites gradient
- Property orientation
- Property defects
- Structural damage
- Soil type
- Any termite nesting sites or areas that could potentially encourage termites
- How weather will effect the property
- Soil erosions control
Unfortunately we are often booked to carry out a handover inspection only to find that the property is not actually finished. Not wanting to waste your money, or waste our time, it is important that you are sure that the builder and all other tradesman have completely finished before booking a pre purchase/ handover inspection.
Handover inspection report costs start at $330.00 for a single storey home up to 150 sq meters and then $1.50 per square meter above this figure, including GST.
