This report covers the structural soundness of the building and any significant defects to exterior and interior elements. The condition of the improvements to the property and any maintenance issues on the day of the inspection.
The inspector will carry out inspections on the exterior of the building including, the roof surface, (where accessible and subject to Health and Safety Regulations) all interior rooms, inside the roof void and Sub-floor (where applicable) any improvements to the property including fences and retaining walls. All Building Inspections and Reports are carried out in accordance with Australian Standard 4349.1
Visual pest inspections are carried out to the exterior of the building and immediate surrounding property (including fences and retaining walls), all accessible internal rooms, roof void and sub floor (where applicable) to detect termite activity, termite damage and conditions conducive to termite attack.
The Timber Pest Inspector will use instruments recognised by Australian Standards 4349.3. (moisture meter, acoustic tapper) to aid in the detection of active termites and, or the discovery of Termite damage.
A comprehensive inspection report specifically focused on defects and/or substandard work that may or may not comply with the building code.
This report will reflect the general condition of the property (as inspected on the day), taking particular note of any visible cracks or movement within the property.
Photographic evidence will be incorporated in the report.
This report is normally carried out prior to major earthworks commencing, as a record for the property owner and the contractor.
Commercial Property Inspections
Carried out as per client requirements.
The inspector will inspect the property and its immediate surrounds, samples will be taken from material and or building products the inspector believes may contain asbestos. These samples will be sent to an accredited laboratory which will then issue a certificate of their findings. The report contains this certificate and identifies the location, condition, type, and makes recommendations as to the handling and/or removal of any asbestos products. The report will contain photographs of the area’s where samples have been taken.
* The inspector collecting the samples for the report may not have Professional Indemnity Insurance. However the NATA laboratory issuing the certificate carries Professional Indemnity Insurance.
